A branded residence is a private home — apartment, villa or penthouse — developed in partnership with a globally recognised luxury brand (typically a hotel, fashion house, automotive marque or starchitect). Owners hold full title to the residence while benefiting from the brand's design standards, service culture and, where applicable, hotel amenities such as concierge, housekeeping, spa, dining and security.
How do branded private residences in luxury hotels work?

Hotel-branded residences sit within or adjacent to a flagship hotel. Owners purchase freehold (or long-leasehold, depending on jurisdiction) and access the hotel's services on demand — 24/7 concierge, in-residence dining, housekeeping, spa, and priority reservations. Many programmes also offer optional rental management when the owner is away, with revenue shared between owner and operator.
Are branded residences worth it?

Branded residences typically command a 30–50% price premium over comparable non-branded luxury homes in the same location, and independent research (Savills, Knight Frank) shows they also tend to hold value better and resell faster.
